Managed Private Ownership (MPO)
MPO is a program designed to build a privately owned real estate portfolio professionally selected and managed for the purpose of creating wealth and cash flow to meet your long-term goals. The process of MPO includes acquiring, financing, and managing real estate assets. Following an initial consultation to understand your needs and goals, we present you with properties that best meet your stated objectives, including cash flow, appreciation, tax incentives, or any other benefits of real estate ownership. Additionally, MPO gives you the ability to acquire properties without the obstacle of qualifying for debt or the liability of signing for the loan guarantees.
In short, MPO allows investors to have complete and full ownership of their properties without the challenges of obtaining financing and ongoing management.
Delaware Statutory Trust (DST)
DST’s provide real estate investors with a vehicle to invest passively in commercial real estate. As a professional experienced buyer, Windwater offers investors direct access to the highest quality of pre-screened inventory of DST opportunities nationwide. Ownership in the Trust is based on a pro-rata share of the equity invested. For example, if a property requires $1 million of total equity and an investor purchases $100,000 worth of the Trust, they will own 10% of the Trust and, as such, will receive 10% of the cash flow distributions as well as 10% of the depreciation allocation in order to defer capital gains taxes.
